Description

With our investors having continued success in the UK and US markets - Property Frontiers have taken some time out to concentrate on our first love - innovative investments in emerging markets.

After a great deal of careful research and analysis we feel privileged to offer you this wonderful opportunity to take advantage of a rapidly growing industry within a strong and stable economy. Nicaragua could perhaps be seen as the land that time has forgotten, once wealthier than its southern neighbour; real estate prices in Costa Rica have grown enormously over the past 10 years, fuelled by a generation of baby boomers, whilst Nicaragua looked on.

After watching and waiting patiently Nicaragua is starting to play catch up. In fact such is the rate of growth in the countries tourism industry (300% in the last 10 years) that demand for luxury accommodation is at an all time high. Hotels in the country are already operating at high levels of occupancy and at current growth rates there will be a 5000 room deficit by 2012. The current crop of American baby boomers are the most active and adventurous group of ‘retirees’ yet and with many looking to travel south of the border, Rio Indio Lodge is perfectly positioned to take full advantage. Despite all of the above
property prices still remain at a fraction of Costa Rica’s and by working closely with the owner of this luxurious hotel we are able to offer suites in this luxurious eco-lodge for just $180,000. Furthermore, to make things even more attractive we have negotiated 50% developer financing meaning you can invest for just $90,000.

We feel this is a magnificent opportunity to gain exposure to a rapidly maturing safe and stable economy and an investment not to be missed.

Location

The Rio Indio Adventure Lodge, located on the banks of the San Juan River,
occupies the gateway to the wild and virtually unexplored Rio Indio Maiz
Biological Reserve in South Eastern Nicaragua. This phenomenal Reserve
occupies 640,000 acres of wilderness and is the largest lowland tropical
forest north of the Amazon. It is the largest nation in Central America with
one of the most dramatic and diverse environments in the world. Average
yearly temperatures remain warm all year round, ranging from 26 to 34
degrees Celsius.

The country has been a stable democracy for almost two decades and has
the lowest crime rate in all of Latin America. The capital, Managua, has an
international airport which receives over 70 flights a week from the US,
Canada and Central America. Flights depart from the US cities of Miami (2
hours), Houston (3 hours), Los Angeles (6 hours) and Mexico City (1.5 hours).
Commercially, Nicaragua’s growing economy has recently attracted many
international banks, insurance companies and manufacturers who have
now established operations in the country. Overall there have been doubledigit increases in direct foreign investment annually over the last five years, including an 18% increase in 2006/07.

Nicaragua is safer than Costa Rica with more environmental bio-diversity,
and a residential real estate market that currently sells for a fraction of the
price of it’s southern neighbour.

With visitor numbers up 300% in the last decade, a number of increased
flight connections with the US and a growing reputation for adventure
tourism, we believe Nicaragua offers an excellent investment opportunity
for forward thinking individuals.
