Due Dilegence

Property Consultancy and Market Research

The levels of due diligence we undertake and the importance we impress on their worth are unique in the overseas property sector.

As a result, Property Frontiers prides itself on ensuring that it does everything in its power to offer clients the safest and most profitable investment opportunities. We request from the developers land ownership titles, planning permissions and build licenses. Where necessary we do commission independent legal project assessments.

We do all that is within our power to ensure our clients use a solicitor to conduct the legal part of their property purchase and as such where possible provide the name and credentials of an experienced local lawyer who is a specialist in property transactions and has no connection to the developer.  From our experience, few clients have the knowledge or time to source an appropriately experienced legal team in a foreign country and given the cultural, legal and linguistic issues in dealing with purchasing property abroad, the vast majority of our clients are pleased to make use of these recommendations.

As Property Frontiers sell developments across the world we therefore have a large list of legal firms whom we recommend.  Whilst we have been doing business with a number of these for years, many are new as we are constantly sourcing developments in more and more diverse locations.

Where possible we will negotiate a complete service package for any of our clients using the recommended conveyancing lawyer so like any British conveyancing service all costs are known upfront. This will be clearly explained in our Investment Prospectus.

Any solicitor or overseas lawyer to whom we may refer is an independent professional from whom our clients will receive impartial and confidential advice. Property Frontiers does not take any kind of referral fee from the conveyancing lawyers we recommend.

A country’s taxation laws can make a huge impact (both positively and negatively) on the buying decision but for compliance reasons, Property Frontiers, like all other overseas agents, cannot provide professional tax or financial advice. However, we do request that our property developers , via their lawyers, provide general tax guidelines on the particular country where the development is located.
