As an investment agency, our approach to the sourcing process is to
initially decide on a geographical location that achieves our
investment fundamentals.
As our portfolio investors are looking to attain balanced and
varied portfolios, the type of investment we offer will vary from
development to development. We look to source investments from
varied points on the growth curve, from high risk reward ratio
investments at the bottom of the curve, to slightly more mature
investments which provide a more stable return.
As part of the sourcing decision-making process we also run focus
groups with our key “platinum” clients and regularly ask for
feedback from our database of investors. Given the recent
change in both the UK and international economic climate, this two
way exchange of views has become an essential element in the
sourcing process. Offering high-end, high-cash investments to a
market that wants low cash gearing helps neither Property Frontiers
or our clients. In the same vein we also utilise the data stored in
our sophisticated CRM system, by tracking the buying and enquiry
behavior of our database of some 21,000 named investors.
Once our research and sourcing departments have decided upon the
optimum location and the type of investment we would like to source
we arrange to view the projects that best meet our objectives. This
may be, for example, a high end city centre development targeting
expat workers or it could be a scheme aimed at a locally emerging
middle class. Equally from the lifestyle sector it could be a
globally branded resort or a local developer building for domestic
tourists.
It is our intention to only work with the best developers and to
this end we have to demonstrate our expertise in order for these
invaluable partners to entrust their property sales to us. By
demonstrating, in a clear and transparent way, how we can deliver
superior results and exemplary services has enabled Property
Frontiers to work with some of the world’s largest and most
reputable developers. These services include space planning and
design-to-sell optimisation, marketing including strategic
planning, design of all materials, web marketing, optimisation and
site design, PR, and our dedicated after-sales service. See

In summary our development selection criteria are as follows;
• Local economic fundamentals – does the market present a
good investment opportunity?
• Local economic drivers – supply shortage,
regeneration
• Property which is properly designed to appeal to the target
end market
(i.e. if 1 bed apartments rent best locally we
look for a development which reflects this insight)
• Security – does the developer have the right substance and
permissions?
• Pricing / value - Additional services or benefits offered
by the developer
