Discovering Digbeth: Property Frontiers site visit
August 1, 2016Article by Chelsea Battle
As part of our due diligence process here at Property Frontiers, we always personally visit the sites of the developments we present to our clients and our latest buy-to-let opportunity in Birmingham was no exception.
Late last week, the Property Frontiers team put down their pens and headed out of the Oxford HQ, 70 miles north west, to the UK’s second city of Birmingham. Catching the early morning train direct from Oxford city centre, the team arrived in less than 90 minutes into Birmingham’s gleaming £550 million New Street station.
From this newly regenerated central station, the team made the short walk (less than 1 mile) to the central area of Digbeth, the location of our brand new buy-to-let opportunity. Located in the heart of Digbeth, the birthplace of Birmingham, the site is well positioned adjacent to the iconic St Anne’s Catholic Church as well as transport routes into the city centre and local shops, pubs and restaurants.
Known as ‘Birmingham’s Shoreditch’, Digbeth has a rich heritage and was home to some of the city’s most famous companies including Typhoo Tea and the Bird’s Custard factory. Today, as one of the five designated Big City Plan regeneration zones, Digbeth is transforming into one of the most fashionable and sought-after areas of the city. Significant investment has flooded into the area from the redevelopment of the Bird’s Custard factory into the popular Custard Factory arts centre, home to numerous boutique shops, cafes, restaurants, start-ups, artists and media companies to the transformation of disused manufacturing buildings into residential apartments.
Our exciting new opportunity will see the site of a former print works be sympathetically transfused into 170 modern apartments, perfect for young urbanites. Of these, we have handpicked 30 of what we believe, based on our first-hand experience of being on site, to be the best apartments for our clients.
After a thorough walk through of the site, the team went on to explore Digbeth in more detail. Heading first to the developed Custard Factory, the team immersed themselves in the unique cultural vibe of the area before heading back into the city centre to discover the investment that has evidently been poured in.
Whilst enjoying a beer and making the most of the summer sunshine from a rooftop bar, the team looked out over Birmingham and discussed the main drivers and merits of this secondary city. Key regeneration projects including New Street station, the Bullring and Birmingham Library were evident from the air whist the subtler complexities of this booming property market were deliberated over on paper.
As the sun set, the team made their way a few hundred yards back to New Street station to catch the returning direct train to Oxford. A hugely successful and worthwhile visit, every member of the team now holds a first-hand understanding of Birmingham, its property market fundamentals and our brand new opportunity in Digbeth.
