New Liverpool development makes the cut, as Property Frontiers prepares to present exclusive city centre apartments

People often ask me how I know a good investment opportunity when I see it. The answer isn’t that simple. It’s a combination of experience, instinct and research – hours and hours of thorough, painstaking research.
Over the years we have developed an immensely detailed due diligence process here at Property Frontiers. Initially, it’s paper-based. For UK buy-to-let apartments, for example, we keep an eye on trends in the housing sector, covering everything from property prices to city population increases. We analyse the data and use it to identify the locations that are likely to see impressive residential property prices gains, particularly strong rental demand.
At the same time, we are working on building and maintaining relationships with some of the UK’s most forward-thinking developers; those who are using new materials and innovative design to map out the future of the residential accommodation market.
Out and about
Once the due diligence process begins pointing us towards a particular area and a specific development, we don our hard hats and visit it in person. This stage of the process is about getting a feeling for an area and exploring the existing building (for a redevelopment) or the proposed site (for a new build).
It was this stage of the process that led the team and I to Liverpool earlier this week. Data from Direct Line for Business had shown that more than £20 million worth of private rental income was being generated monthly in Liverpool, with 51% of housing stock there in the rented sector. Named by the Daily Telegraph as a top buy-to-let location for 2014, the city offers some exciting opportunities for those looking to profit from property.
An unrivalled location
The development that had caught our attention occupies an unrivalled Liverpool city centre location, just 5 minutes’ walk from Liverpool One and Lime Street. Derelict for the past 30 years, the 1930s Portland stone building is set to be transformed into new and exclusive city centre apartments – a collection of luxurious studio suites and one bedroom apartments, some with panoramic skyline views, perfect for Liverpool’s growing population of young professionals.
We grilled the developers on their plans, which will see two floors added to the building as part of the 12 month build schedule. As part of our due diligence, we also visited another of the developer’s projects to see how they put their plans into practice. We were delighted to see the quality of workmanship at the site and the sensitive manner in which the space was being adapted to preserve the building’s historic features.
