PF Visits… The Super Suburb of Slough

The Royal County of Berkshire town of Slough, just 20 miles due west of London, is not only known for being the location of the hit BBC TV series, The Office, but also a super suburb in its own right.
Named as one of the UK’s top ten suburbs only last week by The Times, Slough has been very much on our radar here as a property hotspot for some time. Not least due to the impending opening of Crossrail or the “Lizzie Line” in 2018 but also the affordable house prices and the average age of first-time buyers in the town standing at 34 years (Halifax, Oct 2016) resulting in high demand for rental properties from young professionals who cannot yet buy.
With a brand new buy-to-let offering available to Property Frontiers’ clients, Investment Consultant Jonty Pibworth, in keeping with our due diligence policy of visiting every project we present, made the short journey to SL1, the heart of Slough’s town centre, last week. We caught up with him on his return to get the low-down on the area and construction progress.
What were your first impressions of Slough?
“Slough is going through a really exciting period of change at the moment. The council has coordinated a £450 million redevelopment of the town centre which includes a new bus and Crossrail station as well as more residential, commercial and retail space. You can see that there is already a lot of work going on around the bus and new train termini yet the planners have evidently worked hard to ensure that green spaces remain which will no doubt appeal to current and future residents.”
How easy was it to get to get there?
“It was a very easy journey down from PF HQ in Oxford with trains taking between under 50 minutes. I was impressed also to see how very accessible Slough is to the capital with direct trains into London Paddington in just 17 minutes. When Crossrail is operational in 2018 it will enhance transportation links even further, with direct trains into West End within 30 minutes and around 45 minutes to Canary Wharf. A new rail link direct from Slough station into Heathrow Terminal 5, the Western Rail Access, is also hotly anticipated and will make journey times as short as 6 minutes, all of which makes Slough extremely connected.”
Tell us about the developments sites that you visited?
“I visited a number of sites being developed by our Partners. The first site has already been completed, finished to an extremely high standard with celebrity interior designer and Dragon’s Den star, Kelly Hoppen, designing the interiors. For me the engineered oak flooring, high quality oak doors and the fitted kitchen were stand out features especially the built-in dishwasher and fridge freezer as well as the stylish recycled glass worktops.
“My walk to the second site, took just 9 minutes from the station, so also enjoys a central location within Slough which will be ideal for young professional tenants who want everything on their doorstep.
“I toured the site with our development partner and was very impressed with the site’s situation and firmly believe that this is somewhere that is going to prosper, especially with Crossrail coming in and investment being made in the town. The 1 and 2 bed apartments of the second site will be finished to the same high quality and standard of the first site, complete with Kelly Hoppen interiors as well as both sites offering an on-site gym, concierge and secure parking which has become the norm expected by millennial renters today.”
So, now you’ve sampled the superb suburb of Slough for yourself, what advice you would offer someone interested in investing?
“As we have said for some time now, Slough is a fantastic market to invest in at present due to its close proximity to both the Capital and Heathrow airport. It has a thriving economy in its own right, hosting the largest concentration of UK and European headquarters of global organisations. Far from its historic “The Office” persona, Slough is a vibrant and exciting town with an exciting future ahead. At present the number of jobs outweigh the numbers of houses and this demand for housing combined with the projected growth of the area makes it an unparalleled opportunity for investment in the UK.”
