Borneo Bed Hunters Just Love Sabah

January 22, 2009Article by Ray Withers

The whole of 2009 is party time as Malaysia celebrates 50 years as a nation. One of the places where the party goes on loudest and longest is the exotic tourist resort of Sabah on Malaysian North Borneo. Already, the island hosts 2.5 million visitors a year from around the world. Sabah offers property in Malaysia ripe with investment potential, Sabah’s main international airport has opened a second terminal that can cope with an additional 2.5 million passengers a year. The airport has regular three-hour flights to Singapore and Hong Kong while Tokyo, Shanghai and Sydney are within a six-hours.

According to official tourist statistics Sabah is a place where people love to keep going back to – with 40% of the visitors arriving having spent time at the resort at least once before. Offering tropical sun and fantastic diver in pristine waters, the number of tourists has grown by 25% in five years. Hotel occupancy is a sky-high 72% and tourism officials estimate there is a lack of 3,000 beds in the resort.

Target tourist arrivals in Sabah for 2010 are forecast at four million. Demand for holiday accommodation should rocket. Even though more accommodation is under construction and will take a year or two to come on line and the island is struggling to keep pace with popularity. One of the luxury resorts under construction is Nexus Residence at Karambunai, Sabah. Less than 30 minutes drive from the airport, Nexus Residence lies between a 130 million year old tropical rainforest and a six kilometre white sandy beach lapped by the South China Sea. Properties at Nexus Residence have a five-year 7.25% guaranteed income structure and should have a significant capital return as the tourist economy builds.

Malaysian real estate investors can secure a one-bed roomed villa for £122,000 and a two-bed roomed villa with a balcony for £157,281. Beachfront villas are fully furnished. If required, up to 50% loan-to-values mortgages are available, making the minimum cash investment £61,000 cash plus purchase costs. Nexus Residence resort managers also offer property owners full use of the facilities as part of the Malaysian property investment package.
