Cutting A Slice Of The Madeira Property Cake

July 18, 2009Article by Ray Withers

To a lot of people, property investment is just a numbers game and that could not be any truer with fractional ownership of Madeira real estate.Fractional ownership is not a new idea – but don’t think it’s a time share.Simply, fractional-ownership means a group of people can buy a property together. The property belongs to all the owners whose names are on the deeds, and time spent there is split pro rata share of ownership.

So, one owner can have 37.5% of the property, another 12.5% and two others 25% each.Their ‘usable’ time there is split the same as ownership, so the 25% owners get twice as long as the 12.5% owner, and the other owner three times longer.Generally, the proportion of ownership depends on the funds input by each owner in to the purchase. With property finance difficult to find, especially for second homes, lots of owners are finding this kind of arrangement an economical and practical investment.

If you don’t want to share with strangers, there is no reason why a group of friends or family can’t but a property on a fractional ownership basis themselves.A typical investment in property in Madeira, Portugal, has been secured by Property Frontiers at the five star Azulara Resort. With 70% of the island’s land protected from development or unsuitable for real estate, Madeira is safe from overcrowding and congestion and makes Azulara Resort an excellent investment.

The project has high rental returns and with the added bonus of a 13% gifted deposit; clients can purchase these top quality apartments with only a 2% deposit of £4,320.The properties inclusive to this deal are spectacular one, two and three bedroom apartments. Each comes with an en suite bathroom and the two and three beds also come with their own private veranda. The Azulara Resort is expertly sculpted into the surrounding landscape with the apartments designed to make maximum use of natural light.

The position of the resort allows 180-degree sea views from Funchal Bay to Camara Do Lobos.
The apartments come with full air-conditioning, underground parking spaces, excellent management services and security systems.Madeira is an easy flight from the UK with flight times of three hours.
