Cutting A Slice Of The Madeira Property Cake

To a lot of people, property investment is just a numbers game and that could not be any truer with fractional ownership of Madeira real estate.Fractional ownership is not a new idea – but don’t think it’s a time share.Simply, fractional-ownership means a group of people can buy a property together.The property belongs to all the owners whose names are on the deeds, and time spent there is split pro rata share of ownership.

So, one owner can have 37.5% of the property, another 12.5% and two others 25% each.Their ‘usable’ time there is split the same as ownership, so the 25% owners get twice as long as the 12.5% owner, and the other owner three times longer.Generally, the proportion of ownership depends on the funds input by each owner in to the purchase.With property finance difficult to find, especially for second homes, lots of owners are finding this kind of arrangement an economical and practical investment.
